Applying even the finest paint over dirt, loose material, biological growth, or incompatible previous coatings guarantees premature failure. That is why we invest significant time in preparation, often spending more time preparing surfaces than actually painting them.

Our preparation process begins with thorough cleaning. For most exterior surfaces, this means professional pressure washing to remove accumulated dirt, pollution, algae, moss, and other contamination. We use appropriate pressure settings and techniques for different substrates, avoiding damage while achieving thorough cleaning. Surfaces then dry completely before any further work proceeds.

With clean surfaces, we address any defects. Cracks in render require proper filling with appropriate materials that flex with the substrate rather than creating rigid bridges that will crack again. What pushes the price up

Bare or previously unpainted render needing a stabilising coat, extensive crack repair before painting, three storeys, heavy detailing around windows, and colour changes that need an extra coat.

What brings it down

Sound existing paintwork, a like-for-like colour, single-storey or accessible elevations, and combining the job with other exterior work while the access is already up.

The Cornwall factor

Standard masonry paint struggles on exposed coastal elevations. On a seafront or hilltop property, a breathable or elastomeric system costs more up front and lasts considerably longer — usually the cheaper decision across ten years.

QUESTIONS WE GET ASKED

How long will exterior paint last?

On a sheltered inland elevation, good masonry paint should give you eight to ten years. On a west-facing Cornish wall taking wind-driven rain off the Atlantic, five to seven is more realistic, and on an exposed coastal frontage it can be less. Anyone promising fifteen years on a seafront property is selling rather than advising.

What preparation do you do before painting?

Preparation is most of the job and most of what separates a paint job that lasts from one that flakes in two winters. We wash down to remove salt, dirt and organic growth, scrape and treat any failed paint, fill and repair cracks in the render, treat organic growth at the root rather than painting over it, and apply a stabilising primer where the surface is chalky or has never been painted. Anyone quoting a suspiciously low figure has usually priced the painting and skipped this.

Can you paint over existing paint?

Usually, provided the existing coating is sound and compatible. If the old paint is flaking, blown, or is a non-breathable film trapping moisture in the wall, it has to come off first — painting over it just means you pay twice. We will tell you which situation you are in after looking at it, not before.

What time of year is best?

Late spring through early autumn. Masonry paint needs surface temperatures above about 5°C and a dry substrate to cure properly, and Cornish walls hold damp longer than the forecast suggests. We would rather move your job by a fortnight than apply paint onto a wall that has not dried out.

How long does it take?

A terraced house is usually around three days, a semi four to five, and a larger detached property up to a week. Add time for preparation on a property that has been neglected, and allow for weather — we build realistic contingency into the schedule rather than promising dates we cannot hold.

Do you paint render, pebbledash and stone?

Yes to all three, though they behave differently. Pebbledash drinks paint and needs considerably more material than a smooth render of the same area, which is why it costs more per square metre. Natural stone often should not be painted at all — if that is your situation we will say so, even though it means a smaller job for us.

Will you paint the windows and doors too?

We can. Woodwork is priced separately because it needs different preparation and different products from masonry, but doing it in the same visit while access is up is significantly cheaper than bringing someone back.

Do you tidy up?

Every day, not just at the end. Dust sheets down, plants covered, and no paint on your patio. It is a low bar and it is remarkable how often it is not met.
