PROTECTING YOUR WALLS FROM THE ELEMENTS

Render serves as a protective skin for your walls, shielding the underlying masonry from direct weather exposure while providing the visual finish that defines your property's character. When render remains intact and well-maintained, it provides decades of reliable protection. When it fails, the consequences can be severe and expensive to address.

Render damage typically manifests in several recognisable ways. Hairline cracks may appear insignificant but allow water to penetrate steadily into the wall behind. Larger cracks indicate structural movement that has exceeded the render's ability to flex. Hollow or "blown" areas where render has lost adhesion to the substrate create pockets where water collects and frost damage accelerates. Complete sections may detach and fall, exposing vulnerable masonry directly to weather.

The causes of render failure are various. Building movement from settlement, thermal expansion and contraction, or nearby construction activity stresses render beyond its capacity. Water penetration from above, perhaps from defective roofing, guttering New Roof Installation, or window seals, saturates the wall behind and destroys adhesion from within. Incorrect original specification or application creates render that was never properly bonded or suited to the substrate. Age simply takes its toll as materials deteriorate over decades of weather exposure.

JB Contractors provides comprehensive render repair services across Plymouth, Truro, Falmouth, and throughout Cornwall. We have repaired and restored rendered properties of every age and type, from Victorian villas with lime render to modern homes with cement-based systems. Each situation requires appropriate assessment and specification to achieve lasting results rather than temporary fixes that fail again within months.

Proper render repair begins with diagnosis. We examine not just the visible damage but investigate underlying causes. If water is entering from elsewhere, repairing the render without addressing the source simply postpones failure. If structural movement continues, flexible repair systems or movement joints may be needed. If previous repairs have used incompatible materials, these may need removal before proper repair can succeed. Our assessment considers the complete picture before recommending appropriate solutions.

RENDER REPAIR SOLUTIONS

🔧 Crack Repairs

Hairline and minor cracks require appropriate filling to prevent water ingress while maintaining visual consistency with surrounding render. We use flexible fillers that accommodate ongoing minor movement without reopening. For cracks indicating more significant movement, we may recommend mesh reinforcement or other stabilisation methods before filling. Larger structural cracks require investigation of underlying causes before repair. Serving Camborne, Redruth, Hayle, and throughout west Cornwall.

🧱 Patch Repairs

Areas of blown or damaged render require cutting back to sound material before patching with appropriate render mix. Matching existing texture and finish requires skill and experience - poor patch repairs remain visible indefinitely. We take considerable care to blend repairs seamlessly with surrounding areas, feathering edges and replicating textures so that repairs become essentially invisible once decorated. Popular service in Bodmin, St Austell, and central Cornwall.

🏠 Complete Re-rendering

When damage is too extensive for economic repair, complete re-rendering provides a fresh start. We strip existing render back to sound masonry, address any underlying issues, apply appropriate base coats, and finish with your choice of texture and colour. Modern render systems offer excellent durability and can incorporate integral colour that eliminates future painting requirements. Comprehensive service across Newquay, Padstow, Bude, and north Cornwall coast.

🏛️ Lime Render Repairs

Traditional lime render on older properties requires specialist knowledge. Cement-based repairs on lime render cause serious problems, trapping moisture and accelerating deterioration. We use appropriate lime mortars and renders for period properties, maintaining breathability and compatibility with historic building fabric. Essential service for properties throughout Truro, Lostwithiel, Fowey, and other conservation areas.

🎨 Textured Finishes

We replicate existing textured finishes or apply new textures to repaired areas. From smooth trowelled finishes through various roughcast and pebbledash textures to modern spray-applied systems, we match what exists or create the finish you want. Combined with professional painting or self-coloured renders for complete transformation.

PREVENTING FUTURE RENDER PROBLEMS

While some render damage results from unavoidable factors like building movement, much deterioration can be prevented or significantly delayed through appropriate maintenance and protection. We advise clients on practical steps to extend the life of their render and avoid future repair costs.

Address Water Issues: Water is render's greatest enemy. Ensure gutters and downpipes function properly without leaks or overflows. Check that ground levels haven't risen above the damp proof course, allowing moisture to track up walls. Verify that window and door seals remain intact. Consider weather shielding treatment for exposed elevations.

Monitor and Maintain: Regular visual inspection identifies problems while they remain minor and easily addressed. Small cracks filled promptly prevent water penetration that would cause major damage. Biological growth removed before it establishes prevents root systems from physically degrading render. Annual inspection catches developing issues before they become expensive problems.

Protective Coatings: Exterior masonry paint provides additional protection for rendered surfaces, blocking UV degradation and reducing water absorption. Regular repainting before existing coatings fail completely maintains continuous protection. Modern masonry paints offer extended lifespans compared to products from previous decades.

Professional Assessment: If you notice new cracks appearing, expanding cracks, or areas that sound hollow when tapped, seek professional assessment promptly. Early intervention often prevents minor issues from developing into major repairs. We provide free assessments and honest advice about whether repair is needed or monitoring is sufficient.

We combine render repairs with related services for comprehensive property care. Roofing work addresses problems at the top of your building envelope. Power washing cleans surfaces before repair and decoration. Exterior painting protects and enhances repaired render. Contact us on 07414 228 816 to discuss your requirements.

WHAT DOES RENDER REPAIR COST?

There is a large gap between patching a failed section and re-rendering a whole elevation, and which one you need is not always obvious from the ground. Published UK averages for both:

WorkTypical UK costNotes
Patch repair to a failed area£150 – £320for a localised section
Sand and cement render£30 – £50 per m²traditional, cheapest, needs painting
Acrylic renderaround £55 per m²flexible and crack resistant
Silicone renderaround £72.50 per m²breathable and water repellent
Monocouche renderaround £80 per m²one coat, coloured through, no painting
2-bed terrace, around 40m²£1,200 – £3,200typically 4 – 6 days
3-bed semi, around 90m²£2,700 – £7,200typically 1 – 2 weeks
Repointing brickworkaround £55 per m²where render is not the right answer
Replacing spalled brick£12 – £26 per brickusually found once render comes off
Scaffolding, two storeysaround £875 per week

Where these figures come from. Figures are published UK industry averages from Checkatrade’s cost guides, reviewed August 2026. They are national ranges for guidance only — not a quotation from JB Contractors, and not specific to the South West. Every property differs. The only accurate number is the one on a written quote after we have seen the job.

What pushes the price up

Blown render across a large area, damp that has to be traced and cured before anything is applied, matching an existing textured finish, and brickwork found in poor condition underneath.

What brings it down

Catching a small failed patch early, an elevation that can be repaired rather than fully re-rendered, and accepting a full re-render of one elevation instead of an invisible patch repair.

The honest answer on patching

A patch repair will rarely be invisible. Render weathers, and new work beside twenty-year-old render shows. If appearance matters, budget to re-render and repaint the whole elevation rather than paying twice.

QUESTIONS WE GET ASKED

How do I know if my render has failed?

Tap it. Sound render gives a solid note; blown render sounds hollow because it has lost its bond with the wall behind. Other signs are cracks wide enough to take a coin, dark damp patches appearing inside on the same wall, and sections that have visibly bulged or dropped away. Hairline crazing on the surface is usually cosmetic and not urgent.

Can you just patch it, or does it all need doing?

It depends on how much has failed and how much appearance matters to you. A small blown section can be cut out and made good. But we would rather be honest up front: a patch repair is rarely invisible. New render beside twenty-year-old weathered render will show, whatever we do. If the finish matters, budget to re-render and repaint a whole elevation rather than paying for a patch and then paying again.

Why did my render fail in the first place?

Usually water getting in behind it — a failed gutter, missing flashing, a cracked sill, or the render finishing below ground level so it wicks moisture up. Sometimes it is the wrong material: hard cement render on an older solid wall that needs to breathe will trap moisture and eventually blow off. Fixing the cause comes before fixing the render, or you will be back here in three years.

What type of render should I use?

On a modern cavity wall, sand and cement or a through-coloured monocouche both work well. On an older solid wall, a breathable lime-based or silicone render is usually the right answer, because a wall that cannot dry outwards will push moisture inwards instead. Cornwall has a lot of older solid-wall property, so this decision comes up more often here than the national guides assume.

How long does render take to dry before painting?

Sand and cement needs a good three to four weeks to cure before it takes paint, and longer in a damp Cornish autumn. Painting too early traps moisture and causes the paint to fail. Through-coloured systems avoid the wait entirely because they need no painting at all.

Will you find more damage once you start?

Sometimes. Render hides what is behind it, and spalled brick or decayed timber is a common find once a failed section comes off. We stop, photograph it, explain what it means, and give you a revised figure to approve before continuing.

Do you match existing textures?

We do our best, and we are realistic about the limits. Older textured finishes — particularly period pebbledash and roughcast — are difficult to match exactly because the aggregate is no longer made the same way. We will show you a sample panel before committing to the full area.
