What pushes the price up

Cast iron on a listed or period property, three-storey access, rotten fascia timber discovered behind the boards, and awkward runs over conservatories or extensions.

What brings it down

Standard uPVC, straightforward two-storey access, and replacing guttering at the same time as other roof work while scaffolding is already up.

The Cornwall factor

Salt air is hard on metal fixings and on the powder coating of cheaper aluminium systems. On a coastal property, uPVC often outlasts budget metal — and where cast iron is required for a period building, budget for the maintenance it needs.

Common Questions

QUESTIONS WE GET ASKED

How do I know if my guttering needs replacing rather than repairing?

If it is leaking at one joint, sagging in one place, or blocked, that is a repair. If the uPVC has gone brittle and chalky, if brackets are pulling out along the run, or if there are multiple cracks, replacement is the cheaper answer — you will otherwise be back up the ladder every few months.

What is the difference between fascia, soffit and bargeboard?

The fascia is the vertical board along the roof edge that the guttering fixes to. The soffit is the horizontal underside between the fascia and the wall. The bargeboard is the equivalent on a gable end where the roof slopes. They are frequently replaced together because they are all reached from the same access.

Should I choose uPVC, aluminium or cast iron?

uPVC for most properties — inexpensive, low maintenance and it lasts well. Aluminium for longer runs or where you want a seamless system, though on a coastal property check the coating quality, because salt air is hard on cheaper finishes. Cast iron where a period or listed building requires it, accepting that it costs several times as much and needs painting.

Do you replace the timber behind the boards?

We check it, always. Capping over rotten timber with new uPVC is a common shortcut and it is storing up a much bigger problem. If the timber underneath has decayed, it gets replaced — and you will see photographs of what we found.

How often should gutters be cleaned?

Twice a year for most properties, and more if you have trees nearby. Blocked gutters are behind a surprising share of the damp problems we are called out to look at: water overflows, saturates the wall below, and the damp appears inside months later somewhere that looks unrelated.

Can you fit leaf guards?

Yes. At £20 to £30 a metre they are worth it under trees, and largely unnecessary on an open site. We will tell you which you are rather than selling them by default.

Will you need scaffolding?

Not usually. Most guttering and fascia work is done safely from a tower or ladder access on a two-storey property. Three storeys or an awkward frontage may need it, and if so it will be a separate line on your quote.
