What pushes the price up

Difficult access, a third storey, natural slate, a roof with several valleys or hips, chimney work, and any structural timber found rotten once the covering is off.

What brings it down

Straightforward two-storey access, concrete tile, a simple gable roof, and catching a problem while it is still a repair rather than a replacement.

The Cornwall factor

Salt-laden air and driving rain shorten the life of fixings and flashings on this coast. Expect nail sickness on slate roofs earlier than inland averages suggest, and budget for renewing fixings rather than just re-laying slates.

QUESTIONS WE GET ASKED

How long should a roof last?

A concrete tile roof will usually give you 40 to 60 years, clay tiles 50 or more, and natural slate can pass 80 years if it was laid well. The catch is that the covering often outlives its fixings. On exposed Cornish property we regularly see slate roofs where the slate itself is perfectly sound but the nails have corroded through — what roofers call nail sickness. The roof can be stripped and relaid using the existing slate, which costs far less than a full replacement.

Can you tell if I need a repair or a full replacement?

Usually, yes, and we will tell you straight. The honest rule of thumb: if the roof structure is sound and the problem is confined to a defined area, repair it. If you are patching the same roof every winter, if the fixings have gone across the whole slope, or if the battens underneath have rotted, repairs stop being economic. We will show you photographs of what we have found rather than asking you to take our word for it.

Do I need scaffolding, and is it included?

For most pitched roof work above single storey, yes — it is a legal requirement for working at height, not an upsell. It typically runs £700 to £1,300 for hire, erection and removal. We include it as a separate line on every quote so you can see exactly what it costs. Small repairs reachable safely from a ladder or tower do not need it.

How quickly can you come out for a leak?

We run a 24/7 emergency line and aim to make a property safe and watertight the same day for genuine emergencies. Water coming through a ceiling is an emergency. A slipped slate you have noticed from the garden is not, and we will book that in properly rather than charging emergency rates for it.

Will you work in the rain?

Some of it, yes — emergency work and temporary weatherproofing cannot wait for a dry spell. But we will not strip a roof in driving rain, and we will not lay a flat roof membrane onto a wet deck, because it will fail. If we tell you a job needs to wait for weather, that is us protecting the work, not stalling.

Do you guarantee your work?

Yes. Workmanship is guaranteed and manufacturer warranties on materials are passed to you. What matters more than the promise is that we are still here and still local — fifteen years working across Plymouth and Cornwall means you can find us if something goes wrong.

What happens if you find more damage once you start?

We stop and show you before doing anything about it. Rotten battens or decayed timber under an old covering is common and cannot always be seen from outside. You get photographs, an explanation, and a revised figure to approve before we carry on. We do not present surprises as a finished invoice.

Do you work on listed and conservation-area properties?

Yes. Much of Cornwall's older housing stock sits in conservation areas where materials are controlled — natural slate rather than a substitute, lead rather than a modern alternative, sometimes a specified slate size.
